Introduction

The Scenario : As a construction project team member, your role is vital in overseeing the design, documentation, and construction of a two-bedroom dwelling, complete with a study and single-car garage, situated on a standard suburban lot in Brisbane. Your client has approved a sketch plan attached to this brief at a 1:100 scale.

Client Requirements

  • The Client has expressed a preference for the following construction materials and systems:
  • Timber-framed construction with an external brick veneer skin.
  • Floor to both the dwelling and garage is a reinforced concrete slab-on-ground.
  • Either coloured concrete roof tiles or prefinished (eg. Colorbond) metal roofing and rainwater goods.
  • A concrete vehicular driveway from the property boundary to the garage.
  • Provision of concrete paths as necessary for convenient circulation around the dwelling, and selected areas for levelling, and returfing of all disturbed areas of the site.
  • A gable roof with 600 mm overhangs to the living and dining sides and 400 mm to the garage and bedroom 1 and study ends.

Assessment 2 comprises two sections:

Group task Assumption

Individual Task: Your first responsibility is to produce a comprehensive set of construction drawings for the residential design. This includes the site plan (including roof plan), floor plan, one elevation, cross-section, and one construction detail.

To add a touch of real-world experience, each student will independently select a site using Queensland Globe. Refer to the short video on Canvas demonstrating the process of choosing a rectangular lot in Brisbane. The selected site must accommodate the client's approved floor plan, with dimensions not exceeding 35 meters in depth and 25 meters in width to fit onto an A3 drawing sheet.

Although each student will have a unique site, it will be assumed all sites share the same land slope, featuring an even fall of 0.5 meters from the rear boundary to the street alignment. You can assume that the level at the rear of the lot is 10.500 meters, decreasing to 10.000 meters at the kerb side of the lot.

Group Workshop Activity: The second part of the assessment introduces an engaging hands- on experience. Working within a group, you will create a physical model based on the attached floor plan and examples of timber frame and brick veneer structure in your textbooks. The focus is on developing the wall frame and roof frame to present the building's structural elements. Foundations, finishes and internal walls are excluded from the model. The end result of this effort will be a poster featuring photos of the group's model, accompanied by annotations explaining the structure and frame of the house.

By completing this assessment, you will be able to:

Individual task

This is an individual piece of work for each student producing drawings for a two-bedroom dwelling. Your objective is to translate architectural plans into actionable steps for construction. You can use either Revit or simply pen / pencil & pape r to produce the following drawings. You need to submit 6 (six) PDF pages for this individual part, including:

  1. Introduction page with attached lot screenshot and the dimensions, (three screenshots)

  2. Site plan, which includes a roof plan too (Either freehand drawing or Revit)

  3. Floor Plan (Either freehand drawing or Revit)

  4. Front Elevation (showing Living Room side of dwelling), (Either freehand drawing or Revit)

  5. Cross Section (Freehand Drawing),

  6. One construction detail (Freehand Drawing).

Students are required to select a site in Brisbane no larger than 35 meters deep x 25 meters wide (to fit onto an A3 drawing sheet) using the Queensland Globe. The information that is required in this section of the report requires 3 screenshots to show the site chosen by the student and drawn on your site plan. The 3 screenshots required are:

  1. A view (screenshot) showing the site including the land boundaries, street and footpath, and existing trees, features which are part of the Queensland Globe view and also indicate the Real Property Description (RPD), and local authority.

  2. Use the Queensland Globe tool to measure the length and width of the site and capture one screenshots for each of these

2. Site plan

The Site Plan is required to show the house suitably positioned on a building platform within the site.

Prepare the site plan at a scale of 1:200 to show all the following:

  • Site boundaries, footpath, concrete crossover, and North
  • Contours at 0.25 M intervals, existing trees, and Temporary Benchmark (TBM). (Note: if there are no existing trees, you do not need to add any.)
  • A suitable location for the dwelling and garage on the site, complete with dimensions from the site boundaries to the roof overhang and from the site boundaries to the outer wall line according to the setback requirements specified by the Queensland Development
  • Roof plan with the fall annotation (20 degree), proposed downpipe locations, and all overhangs and the extend of the external walls (shown as a broken line).
  • BPL (Building Platform Level) and FFL (Finished Floor Level) and any other relevant

3. Floor Plan – Prepare a floor plan sheet of the dwelling at a scale of 1:50 in the provided template (Title block) in Canvas to show all the following:

  • The layout of the rooms conforming to the Client’s sketch design
  • The extent of stud framed walls, brick veneer skin, window and door
  • North point and accurate floor plan dimensions to permit the detailed setout of rooms and of window/door openings and other structural elements, including the width of
  • Room names, numbered, a drawing legend (with abbreviations used for common building elements), door and window tags, and any other relevant notation.
  • Built-in fixtures, e.g., kitchen cupboards, bedroom wardrobes, bathroom and laundry fixtures, do not show loose furniture (e.g., chairs, beds and similar items) on the
  • Floor finishes, including non-slip concrete finish to external paved areas with appropriate hatching and legend.
  • Roof overhang (shown as a broken line and with the annotation “outline of the roof”) and location of rainwater downpipes on walls, to be consistent with in-ground drainage shown on the site

4. Front Elevation (showing Living Room side of Dwelling) Prepare the front elevation at a scale of 1:50 to show:

  • All relevant dimensions and notations relating to building materials and

5. Cross Section - Freehand Drawing

Prepare a freehand drawing showing a cross section sheet at a scale of 1:50 through the Living Room and Kitchen with showing the window in the kitchen and brick veneer skin in the living room to include:

  • Building platform level (BPL), finished floor level (FFL), Natural Ground Line (NGL) and ceiling level (CL). Show the reduced levels (RLs) for each line and
  • Outline of permanent surface drains to control the overland flow of stormwater after
  • Reinforced concrete floor slab and footings complete with adjacent slabs/paths and indicate necessary
  • Show the dwelling walls including the brick veneer skin, wall lining, window head/lintel, and roof framing with overhang, roof sheeting on battens, rainwater goods, trusses, chords and webs, and soffit.

Prepare a freehand drawing showing the concrete slab with edge beam footing, wall framing with brick veneer skin up to the window sill through the window (Window 1) in Bedroom 2 at a scale of 1:10 to show all the following:

  • Existing and finished ground lines. (Note – The relationship (the reduced levels) between the FFL (finished floor level), BPL (building platform level), and NGL (natural ground level) is required in this drawing.
  • Building platform with compacted fill and moisture
  • Minimum 300mm wide x 400mm (based on NCC, for M type soil ) deep reinforced concrete raft slab footings.
  • 100mm thick reinforced concrete floor slab, including the relationship to a 75mm thick external
  • Part wall framing with internal wall lining and external brick veneer skin up to the window
  • Bulk wall insulation, wall sarking, flashings and weepholes in the brickwork and skirting
