The building featured in drawings A and B is Plant 4 Bowden, located just off Park Terrace and a stone throw away from the Adelaide Entertainment Centre. It is a converted industrial to commercial building, formerly belonging to Clipsal along with Plant 5 (originally constructed in 1963), which has been retrofitted and redeveloped into a bi-weekly working week market in conjunction with Saturday markets and the occasional Sunday function. However, the iconic sawtooth roof of the original building has been preserved. Sawtooth roofs are more often than not, a steel frame structure, comprised of footing pads, holding down bolts, column bases and columns (UB/UC/RHS), typical trusses, cleats, bracing, purlins, and openings for windows and for doors. Bowden is a steadily developing area, with new apartments and townhouses being constructed frequently, along with the newly developed Bowden Park amongst which Plant 4 sits. It is a thriving hotspot for gatherings with a fantastic atmosphere. The 2680 m2 lot reimagined by architectural giant Ashley Halliday has made Plant 4 its own green mission, achieving a 5-star green rating due to its sustainable operations.

The building is a mecca for natural lighting, with skylights galore and more windows than one could count across all phalanges combined. The positioning of the building allows for maximal natural light to fill it across all hours of the day, as well as natural ventilation. Double brick façade, Danpalon and Spandek profiled metal cladding, burnished concrete floors, translucent and white polycarbonate glazing- all to reignite an ageing and abandoned warehouse. The old cable trays and lifting hoists of the building have been saved for use as design features, with much of the interior preserved for the purpose of character and industrial aesthetics. However, sawtooth construction is not as simple as its attractive portal frame neighbor- buildings incorporating a sawtooth roof require highly detailed workshop drawings, they are more expensive than their alternatives, trusses and window frames are more complicated to incorporate, and require greater attention in regards to the buildings internal flexibility. All things considered, although a retrofit can be complicated, in this caseit would not exceed the complexity of bulldozing the lot and redesigning a sawtooth construction, and has instead preserved Bowden’s history and industrial culture, all whilst staying relevant and modern in nature.
