Brief overview of the module

In this Module, you will develop the ability to interpret different client needs and develop relevant procurement strategies for different clients and building types. The differing construction-related contracts and their relationship to controlling risk and quality control will be explored so that the student gains a holistic view of the building process.

Through the module content, you will gain an understanding of the processes and techniques used to evaluate the cost and its management. The concept of risk and value management of construction and property activities will be explored within the context of whole-life Analysis and cost control.

The Module emphasizes the mandatory RICS competencies of ethics, rules of conduct and professionalism.

Module Aim

The Module is expected to develop your abilities regarding communication methods, including traditional takeoff methods.

The Module also aims to develop skills through building cost analysis and demonstrate an understanding of standard methods of measurement (SMM) / New Rules of Measurement (NRM).

To gain an understanding of the processes and techniques used to evaluate costs and its management.

It challenges you to demonstrate your understanding, of a range of quantity surveying services and procurement strategie

Task 1

You are tasked with applying the principles of digital measurement in Building Information Modelling (BIM) 5th Dimension. Utilizing Planswift or any other relevant costing software, digitally measure the following items from the provided residential building design (Single storey brick dwelling):

• Floor Concrete
• Floor Skirting
• Internal Wall Painting
• Doors and Windows
• Roofing Area

In addition to the measurements, you are required to provide the following deliverables:

• Markup drawings generated from planswift for each item mentioned above
• Take off sheets
• Bills of Quantities for the above items with correct descriptions and quantities
• Document the step-by-step digital measurement process you followed (in a Word document format) to achieve the final quantities from the beginning of your take-off exercise until workbook

Follow the standard method of measurement when you taking off and you need to take assumptions for missing data. Make sure to mention your assumptions clearly.

Task 2

You have been appointed as a Quantity Surveyor for a residential building that has been in operation for ten years. The building's management company is concerned about the increasing repair and maintenance costs and seeks your expertise to develop a comprehensive Repair & Maintenance Cost Plan. The building consists of three floors along with areas such as corridors, bedrooms, kitchens parking spaces, etc. The management company requires a detailed cost plan to budget for ongoing maintenance and repair activities over the next five years.

Using the provided data and industry-standard methods, you are required to prepare a Repair & Maintenance Cost Plan for the residential building. The cost plan should include estimates for routine maintenance tasks and potential repair expenses for various building elements over the next five years.

Submit the Repair & Maintenance Cost Plan in the correct format. Include supporting documentation detailing the methodology, assumptions, and justifications used in preparing the cost plan.
