Civic Office, King Street Regeneration
1.0 Introduction
1.1 The King Street Regeneration project will create a major mixed-used development around the existing grade II listed Hammersmith Town Hall. The proposed development comprises the construction of a new 6-7 storey residential building covering the majority of the southern end of the site, with a new 7 storey office building at the northern end of the site. A single-storey basement is to be constructed, providing car parking and plant rooms across the entire development. This project

2.0 The Site
2.1. The site is located in west London close to the river Thames. It is approximately L-shaped around the north-western side of the Town Hall and is bounded by King Street to the north, the A4 to the south, Cromwell Avenue to the west and Nigel Playfair Avenue to the east. The main access to the site is via King Street. A cinema once stood on the site but this has been demolished.
2.2. The geology of the site shows a variable layer of Made Ground, a Gravel layer of about 5m and then London Clay. A perched water table above the London clay lies about 4 metres below ground level
3.0 The Architect’s Proposals
3.1. The architect has produced a proposal for the shape, size and layout of the new buildings.
There are a car park and a plant area in the basement. The ground level will be used as a retail space and the floors 1st to 4th will be used for offices and meeting rooms. The 5th floor will be used for plant with a green roof above.
3.2 The external elevations are such that at ground floor the exterior columns should be kept at a minimum distance of 6m c/c. The columns can be closer on the upper floors. Internally, the office and retail units should be as open plan as possible.
3.3 There are two step backs in the structure on the northern and western elevations.
3.4 In the north-east corner of the building roof there will be a clock-tower with a 2.5m diameter clock to be supported 9m above the roof level.
3.5 The building is to be clad with brickwork
4.0 The Engineer’s Brief
4.1 You are a graduate engineer who is working as part of a team to produce an outline scheme. A senior colleague has defined a number of options for the outline scheme which need to be developed further. There are two stages to the work you are required to produce:
a) Using the provided annotated drawings, create a basic structural layout indicating the positions of all columns. Use your scheme to perform a load take down of the structure and state any assumptions you make (e.g. thickness of slabs, density of materials, magnitude of live loads etc). Note it is advised that you only spend the first two days of the project at most on this activity.
