Assignment Task

1. Literature review and identification of key risks and opportunities for contract administration of Australian construction projects. This includes contract price and delivery options as well as selection of insurances. Context: Your business has been the successful bidder for the construction of a community hub in a suburban area. This 04-story building will include a library, community centres and leisure centres. In addition, there will be a carpark and an amphitheatre. You have provided a Cost-Plus contract price with additional percentage fee for your overheads and profit margin. This was calculated based on the initial design drawings, preliminary bill of quantities and specifications prepared by the Architect.

The local council would now like to engage you as construction contractor with a Lump Sum contract fee in order to fix the price for the works and including your fees and overheads. This will allow the council to apply for government funding and prepare their financial budgets and cost plans. After a comprehensive risk assessment, your team has identified that the carpark and amphitheatre constructions are relatively simple, and your company has wealth of experience in delivering similar projects. Due to the integration of multiple SDGs published by the United Nations, the rest of the project is unique and complex. Therefore, your general manager has requested you to draft a hybrid contract proposal between Lump Sum contract fee and Cost-Plus contract price with additional percentage fee.

Your tasks:

a) Research on the challenges and opportunities associated with Cost Plus Fee and Lump Sum’ contracts. Evaluate their applicability to the given scenario

b) Identify insurances that the builder should obtain to deliver this project aligned with the provisions of suitable Australian Generic Standards of Contracts. Research and evaluate why these are important.

c) Provide your research of academic and industry resources for Part 1a and 1b as intext references and prepare an alphabetical bibliography at the end of this section.
