Assignment Task

Overview

The purpose of this assessment is to introduce you to the planning process as administered under the controls of local government.

Background

A developer wishes to erect four (4) two-storey townhouses in a medium density development in a fictitious local government area known as Nirimba City Council.

The site in Big Street is rectangular in shape with a south-easterly street frontage of 17.78 m and depth of 60.96 m. The total land area is approximately 1083.9 m2. At present, the only improvements to the land comprise a single storey dwelling, similar to the property on the adjoining block of land to the east.

You are to act as a planner employed by Nirimba City Council to approve and/or provide advice on developments in the local government area. All that you have been given (with a standard application form) are drawings TP04; TP05; TP06; TP08.

Task

You are required to clearly identify where the proposal does not meet the DCP requirements.

There will be about (give or take) 25 instances of non-compliance and this includes instances which may comply but which require further documentary evidence for you to make a clear judgment.
