You have been presented a Revit Model of the Joseph Priestley Building as well as PDF Drawings of the existing Ground Floor plan. 
As a Facilities Manager, you are asked to redesign the layout of the ground floor and identify its current issues in order to optimize productivity. As the number of employees will be increasing from 75 to 130 the desk number must be increased, whilst ensuring that the required 4-6 meters square of personal desk space per individual is not compromised. You must:

1.Evaluate the operational efficiency of the design layout of the building and identify issues/deficiencies and any design issues. Some key operational and design problems to take into account are:

  • Flexibility of the design layout
  • Indoor Air Quality: This should include but not limited to: heating, temp, Relative Humidity (RH), natural and mechanical ventilation, stuffiness, temperature control using smart temperature sensors, comment on artificial lighting using PIR (Passive Infra-Red sensors)
  • Fire safety and fire escape routes. Think about fire alarm and infrared fire detectors
  • Colours and textures of the floors, walls and ceilings: Describe how users perceive and feel about their own space, Is it claustrophobic? Is it spacious? Is it dim and poorly lit? is it neural? is it bright? Think and reflect but you need to come up with a fair assessment of the quality of spaces provided at JP
  • Safety and security
  • Noisy versus quite areas/zone
  • Access
  • Plate Efficiency (NIA/GEA) and (NIA/GIA) what would that tell us about the efficiency of the plate in terms of functional use and what are you intend to do with the open plan. You need to annotate the fixed parts of the building using the ground floor plan.

 

2.Develop Design Ideas:

  • Sketch and illustrate design issues found on the existing floor plan
  • Create   maps to highlight  furniture   arrangement   for  office area as well as the cafeteria/canteen area- you can print the pdf document found on week 3
  • Use space design diagrams to explore ideas and solutions in the early and conceptual phase of the design

 

3.Browse for the desirable furniture/components

  • P.S. Always open and verify the downloaded file before use as not all the files available online are 100% accurately designed
  • Do not make any changes to the external envelope or the core (where lifts; toilets and the main hallway is found
  • Be mindful of access, personal desk space, fire exits, etc
  • Annotate key furniture dimensions and comment describing why you chose the specific component 
  • Illustrate on a Drawing Sheet, at 1:200 Scale the floor plan with key dimension (Technical Floor Plan) 
  • Illustrate a Cross section, with key elements and dimensions 
  • Illustrate a selection of three callouts (close up) of key elements.
