Task
Determine the process to apply for a Building Approval to develop and construct a 3 Bedroom 2 Storey Residence with an in-ground swimming pool on a 1400 M 2 Block in a Bushfire Zone, determine Bushfire Attack Level (BAL) in your area.
Prepare a step by step procedure to set up a schedule for the project from the design phase to practical completion. Provide a brief of the project and its program; show an actual program for the project. Provide a procedure should changes occur and how those changes are to be communicated to all site personnel. Provide a procedure as to how you will be monitoring the program/schedule.
Case Scenario:
The Original intention was to subdivide the block. However, the owners have decided to leave the block as it is, move the garage to the western side of the block facing Bell Street.
Although the block is large (1400m2) and appears to have a lot of space, the block has a lot of trees along the western border (which the owner does not want to be removed) and directly behind the existing fibro garage. The trees on the northern (back) and eastern side (Church St) of the block are not to be removed. Scattered around the block are various size Jacarandas and small shrub trees. Refer to the attached drawings AND TOPIC 4 & 5 of the text.
1) Provide a step by step procedure to set up and use the automatic/laser level to calculate the RL (Reduced Level) from the set datum point.
2) From the drawings provided transfer the levels shown on the drawing onto the RL Grid indicating the fall of the land. (i.e. That is to show a graph of the fall of
the land in a cross-section format).
3) Draw in the grid (showing correct measurements) where you would position a free standing double garage with a concrete slab (assuming the existing garage has been demolished). The garage is to be located closer to the western boundary facing Bell Street – incorporate the side and front boundary setbacks. Assume your own design and measurements for the garage.
4) Determine the volume (m 3 ) of the cut/fill required for the site. Using the Cut & Fill Grid provided, sketch how much cut and ill is required to level the slab area of the garage.
5) Complete a written report to the client, providing a detailed description of why it is necessary to cut and fill and remove some of the trees. The report must be clear and concise to justify the costs of the excavation.
Prepare an environmental/waste management plan for the Project
1. Prepare a step by step procedure to reduce erosion and sediment on your site.
2. Prepare a policy and procedure to adhere to the Environmental Legislation and Regulations associated with your project.
3. Prepare a policy and procedure to control the waste and recycling of materials on the site.
