Part A – Change of plan
Scenario
You are working on a project for a local developer to build six apartments, with combinations of one and two bedrooms built over three levels: ground, first and second with a loft/mezzanine level design. This building form is contemporary, liked by town planners but maybe a bit ahead of its time.
After receiving town planning approval, the developer starts marketing the properties and manages to sell one off-the-plan just as construction commences. However, the purchaser insists as a condition of the sale that the construction of the stairs leading to the loft/mezzanine be changed from all timber to iron treads with wire balustrades.
Based on the scenario, set out the relevant effects that would need to be considered if the construction of this project were to change according to the purchaser’s wishes.
a) Using the table below, list the relevant parts of the BCA that would change and any (AS or AS/NZS) Standards referred to if they are relevant to your class of construction and BCA construction type.
b) List one (1) “deemed to satisfy” provision affected.
c) Detail any flow on implications that might occur when the change is made (for example, consider other people working on the project and how the change might affect them).
Part B – Fire protection
Scenario
You are in charge of assessing the fire protection measures for a new property at 1 Example Street, Tasmania, that is being built in an area at high risk of bushfire attack.
• Answer the questions below to determine the fire protection requirements for the property and create a checklist.
• Then, using the plans provided, complete the checklist to assess whether the proposed property complies with BCA requirements for passive and active fire protection.
a) What is the BCA Class, Type and number of storeys of the project, or all classes if multiple classes?
b) What is the total floor area of the building, including the patio? Use the space below to show your calculation.
c) List three types of plans are you using to assess the specifications of the property?
d) Summarise in your own words the Objective, Functional Statement and Performance requirements for Firefighting equipment:
e) List at least two types of active equipment and systems that might be required for this building.

Scenario
Your client owns a block of land, approximately 312m2, in Fitzroy, Melbourne. They are looking to add value to their property portfolio and prepare for retirement by building on this land.
After some research and several feasibility studies, discussions with town planners, architects and the council (City of Yarra), the client decides on the following building form for the site:
Four, two-bedroom, two storey town houses designed to blend in with the surrounding terrace houses in adjoining streets. This type of building has a high chance of being granted a planning permit by council.
Based on the scenario and associated drawings you have been provided with, you are required to set out the relevant Deemed-to-Satisfy provisions of the BCA associated with the project.
Break into a group of around five students for this task. Discuss the questions for the first part of this task as a group, making sure you write your answers down individually in your Assessment Kit.
For questions (g) to (j) work individually on the part of the project you have been allocated in consultation with your group.
