You are employed by RB Holdings as an Assistant Construction Manager; your role is to provide Joe Lurgano the Construction Manager with a wide range of assistance. Joe has given you a set of plans for alterations and additions to the dwelling for Mr and Mrs Brown at 1 Lake Rd Toronto NSW. The plans have not been finalised and approved but have been issed to the client for comment. You have worked with this client a number of years ago, as RB Holdings built the original dwelling.
The project is a top floor addition and a new games room and outdoor pergola space. Using the set of Mr and Mrs Brown Alterations and Additions-V319 (Topic_Building_SR3) he would like you to start preparing for the construction and has given you a number of tasks to do to ensure the project plans and specifications meet the legislative and planning requirements, environmental standards, safe work practices and structural integrity.
Joe has asked you prepare a professional report of the information found by your research for the following tasks. Your portfolio should be formatted and worded in a professional manner to demonstrate written skills commensurate with your position in a building company. You will be meeting with Joe in
Part 2 of this assessment to discuss your findings.
Task 1 – Project documentation is collected and analysed
Task 1.1
Research and collect the working plans and specifications, the Lake Macquarie Development Control Plan (LMDCP), and other relevant information to determine the minimum boundary offsets required and note if the proposed alterations and additions are compliant with local regulations. The dwelling is in an R2 Residential Zone.
You will need to calculate the overall building height using the plans.
Task 1.2
Analyse the working plans and specifications and the NCC 2019, and summarise the high wind, alpine environments and earthquake compliance requirements relevant to the proposed alterations and additions.

Task 2 – Reinforced Concrete Slab and Footings
Task 2.1
Complete the following tasks to provide a detailed description of the construction items below, to be placed into your portfolio.
a) The floor covering to the games room is marked on the plans as timber or carpet (Room Schedule), however the client has said they may use ceramic tiles.
Research the Codes and Standards and advise Joe on the addittional requirements to the slab if the ceramic tiles were to be used.
b) Research the Codes and Standards to advise Joe in your portfolio on the requirements for the slab edge beam given the information in the SMEC Testing Services Geotechnical Report-V919 (Topic_Building_SR6), including beam sizes and reinforcment steel requirements. Disregard the footing and pinning arrangements to the exsiting slab for this task.
c) Given the results of your research on the requirements for the slab edge beam in (b) above, use the RB holdings email template to draft an email to the structural engineer, Mr Stan Sturdy of Uprite Engineering Services Pty Ltd, and request him to confirm the results of your research.
You are to now also ask the engineer for the details regarding the footing size and pinning details of the games room slab abutting the existing slab.
