As the Construction Manager Nominee of Build-a-bit PTY LTD, your company has decided to purchase Unit 6 of the Beatty Road plans for your future office. Considering this you are tasked with ensuring compliance with regulations and required to rectify any encountered non-compliance during construction. You have a staff of thirteen (13), two (2) being female administration officers and the remaining are five (5) male supervisors, two (2) female supervisors, two (2) male general labourers, one (1) full time female estimator and one (1) male cadet. As well you are considering a tender to construct “Anglevale Hall” for a local council, which will cater for a number of sporting clubs.
Consider both scenarios and complete Part 1 of the following report/questions for both buildings.
Provide succinct explanations for all answers. Make sure you provide references to the BCA including part, clause, etc. if relevant.
Questions
Analyze the construction requirements of each building. Include a general description (e.g. concrete floor, brick veneer and tile roof, etc.), materials used, structural construction method, use of building, Classification & Type of construction.
Explain your knowledge of the Codemark certification scheme.
Considering BCA volume 1, clarify how the use of a material, product, form of construction or design identified in Q1.1 above, can be evidenced they meet a Performance requirement or Deemed–to-Satisfy (DtS) provision. Include BCA reference clauses.
Discuss the range of criteria to ensure that construction methods comply with NCC performance requirements. Include BCA reference clauses.
Considering performance solutions, explain your understanding of the steps required to achieve compliance with the performance requirements. Include BCA reference clauses
Using BCA Vol 1 complete the following table to identify and reference the Performance requirements for each applicable item (there may be more than one for each). Assume the buildings are not in flood prone, earthquake, alpine or bushfire areas.
Using BCA Vol 1, identify required Australian Standards that may be applicable for the following items
Analyse the plans for each building and identify the Fire Resistance Level (FRL) of the external walls. Confirm the materials and construction method indicated is suitable.
Considering the Parts of BCA Vol1 in the table below, will the buildings comply with these DtS solutions?
As an addendum to the design brief for Anglevale Hall, the owner is considering a twelve (12) car underground carpark. Discuss the following in class (or with your assessor) and note points discussed for the following:
Consider the following design scenario in relation to the Beatty Road plans:Unit 6 will encounter a problem accommodating the ducted air conditioning duct and complying with ceiling height requirements. Design of the duct will reduce the ceiling height to approximately 2.3m along the length of the adjoining wall to Unit 5 and protrude approximately 500mm into the room. Discuss & document initial possible performance solutions to comply with the applicable performance requirements.
