Highlights
INTRODUCTION
You have recently taken over as Construction Project Manager for a medium sized construction project. Bellbrook Professional & Theatre Centre features a ground-level cinema and 3 storey office tower. The expected construction schedule is nine (9) months, or 40 weeks. You are currently in Week 10 of the construction schedule.
At Week 25 of the Bellbrook Centre schedule, a second Professional and Theatre Centre (the Pembroke Centre) is due to commence works. You anticipate a crossover of approximately 15 weeks where you will be managing both projects at once.
The design of the Pembroke Centre is the same as the Bellbrook Centre and the site conditions, etc., are basically the same. The contract is for the same amount as the Bellbrook Centre. As both centres are only 25 km apart, you will engage the same subcontractors and hired equipment/plant across the 2 projects (where possible).
Operational Management Plan
As part of the Quality Management System for the project, you have been tasked by the CEO of the company to develop an Operational Management Plan. This in-house Plan will be referred to by yourself, senior management and construction supervisor/s. Its purpose is to provide guidance on maintaining consistent operational practices across all future building projects.
Your Operational Management Plan will cover three (3) sections, and are the focus of your 3 (three) Assessments:
Assessment 1: Maintain a Safe and Responsible Work Environment
Assessment 2: On-Site Operations
Assessment 3: Project Scheduling and Financial Management
In writing this Operational Management Plan, you will create a “living document” to take to your future/ current workplace and use in your construction management role. In utilising the same Bellbrook/ Pembroke Projects, you will build upon the skills and knowledge you acquire across other units.
Resources that accompany this Assessment:
Bellbrook Professional and Theatre Centre contract documents
Bellbrook Professional and Theatre Centre plans, specifications
Bellbrook/ Pembroke Centres multi-site project schedule
Bellbrook/ Pembroke Centres multi-site cash flow projection
ASSESSMENT 2 - On-Site Operations
Let’s complete the second Section of your Operational Management Plan. Please refer to the Bellbrook Professional and Theatre Centre plans, specifications and Multi-site Project Schedule for the Bellbrook/ Pembroke Projects to guide you. Your Layout will be consistent with MANUAL writing format. Write in a manner that can be understood by a new supervisor. You may use flow charts, diagrams, photographs and other visual aids as you see fit. Each topic has sub-topics that you need to research and expand on.
Task 2.1 - Allocation and Management of Human Resources
Using the Multi-site Project Schedule for the Bellbrook/ Pembroke Projects, draft a work programme for on-site personnel during Week 30 of the project. This programme should maintain a safe and cost-effective work environment (refer to Industrial and Legislative guidelines). Note any Contract or Approval conditions relating to work days / hours of work.
