Susanne Brennan (70 First Street, Wollongong) has approached Azure Beach Realty Group to find suitable tenants and take care of the ongoing management for her newly purchased property at 200 Stone Street, Wollongong NSW 2500.
Susanne Brennan’s selection criteria for the tenants are as follow:

You carry out an inspection of the property (Appendix 1) and find is a small two-bedroom weatherboard and fibro cottage with a double garage that is two kilometres from the town centre.
The front yard is fully fenced. The house has new tiles, renovated kitchen and is freshly painted.
You undertake a physical inspection of the property and you estimate a reasonable rent for the type of property is $580.00 per week.
Susanne has authorised you to spend up to $1000 per six months on repairs and maintenance.
The initial term of the tenancy is 6 months.
You have received three applications from prospective tenants. Details are as follows:
1.Liam (42) and Melanie Bradman (41) have four children, aged 12, 10, 8 & 6. They spoke to the receptionist at the agency and provided their phone number as 0404556677. Tim works at the local hardware store and Tina works part-time at the bakery. They provided their current employers’ names as referee in the application form. The local hardware store manager is Jane Steel and the manager of the Baker is William Lee.

2.Eileen Manahan (67) is a retired teacher who now successfully writes children’s storybooks. They phoned the agency and provided . Her daughter Mary Manahan (20) works part-time at the local childcare center and will be living with Eileen. They provided their current employers’ names as referees in the application form. Eileen’s publisher’s name is Hary Hopper and Mary’s manager's name in the childcare is Mary Hoppens. Eileen and Mary have a pet cat and a goldfish.
3.Justin (20) and Amy McNeil (17) are brother and sister and have recently arrived in Wollongong. They phoned the agency and provided their phone number as They come from a nearby town and are still looking for jobs. They provided their previous landlord’s name as a reference is Debbie Walker. They have several large dogs for pets.
The Licensee in charge of Azure Beach Realty Group is Sarah Hampden. Sarah oversees all aspects of the business. Vince Berger heads the sales team as the sales manager with Adrian Carrasco the sales consultant. Jackie Mansour attends to reception duties and assists the sales team. Ellen Chu is the property manager, assisted by Dave Matthews.
Azure Beach offers the following services to clients:

•Strata Management
•Holiday Rentals.
Azure Beach Realty Group maintains an Internet website available to the general public and an internal Intranet accessible to staff only. In relation to property sales operations, Azure Beach Realty Group keeps a database containing information about the client and the sale of the property. Staff is required to keep information in the database confidential and access is permitted to staff using a username and password.
