Summary:
In this assessment you will design a mixed-use two storey building to meet the client’s requirements. The ground floor is to incorporate four different commercial tenancies: a tourist information office, newsagency, restaurant with cafe and a real estate agency. The upper floor will incorporate residential tenancies: 3 two bedroom units, 2 one bedroom units and 1 three bedroom unit, all units with large quality outdoor areas. The design of the building must incorporate passive design strategies and support commercial viability of the uses. Additional information will be gained from the client briefing. You will follow the task list below to gain experience in the reiterative design process. You will also submit various forum posts that will support the development of your design skills.

Assessment Tasks:
Consider and analyse the attached site plans to develop preliminary design ideas for a mixed-use 2 storey building for this site with car parking to the rear of the block. The building outline is specified on the site plan provided.
Attend or listen to the Week 9 interactive Zoom session for the assignment briefing. In this session you will have the opportunity to ask questions regarding the design you have been contracted to undertake.

• Use the PowerPoint Template to provide responses to the following Tasks:
• Write a list summarising the client’s requirements from the briefing in Task 3, grouping the list into themes to formulate 4-5 overarching design intentions/goals as short headings that reflect the client’s requirements.
• Review the site plan provided for winds and use the sun path from Assessment 2 to help you choose an optimal orientation and design a spatial distribution for the building that maximises natural lighting and minimizes the need for use of electricity, air conditioning and heating whilst enabling views.
• Draw a Cross Section of the site to help you understand the slope of the site you have to work with. This will help when designing floor plan levels and the overall spatial distribution as the client wants a good connection with the outdoors.
• Look for designs and images on the internet that inspire you and create the experiences that your client is looking for. Provide information in the form of pictures, sketches or photos showing some inspirations for your design that align with your goals and client requirements.
• In your design, you will need to consider:
• approach and access with a focus on attracting clients
• circulation with a focus on privacy and safety
• spatial relationships
• structure and materials
• aesthetic principles
• passive design principles incl. orientation and roof type
• environmentally friendly servicing
• Think critically and analyse how the designs you have found on the internet resolve items a-g.
• Your inspirational images should include one good example for each item listed above (a-g). Use the image caption to state how each image is relevant to your design and provide a couple of brief dot points under each image that explain how the design addresses the item that you consider it to be a good example of.
• Roughly sketch and play with ideas to develop your design so that it meets the client’s requirements as per brief and additional information that you gained in the verbal briefing.
• Include the entire block in your design, showing how you intend to resolve access and privacy issues, topography and how you will attract customers from the street into the various tenancies located within the building.
• Include the entire lot in your design, showing how the indoor areas integrate with the outdoor areas.
• It is important that you include your initial sketches - even if you are not happy with them yet - and use them to annotate what doesn’t work and document the evolution of your design.
• Draw simple diagrams that show the furniture layout, "internal" and the "public" circulation spaces within the building (refer to Moodle site, Topic 3)
• Check that your design meets your design intentions /goals and the client’s requirements
• Place yourself in the position of the different users of the building when making design decisions. Commercial and residential users have different requirements (eg. privacy and access issues). Ensure that your design caters to these requirements.
• Review and reflect on your design using the self-assessment check list (you do not need to submit the check list, it is designed to support you through the design process).
• Present your preliminary ideas / sketches / draft plans together with your list of 4-5 design goals /intentions as a post on the Assignment 2 forum.
• Post constructive feedback to at least 2 of your fellow students using the prescribed communication method and the “Six Thinking Hats”. At a minimum, the yellow, black, then green hat must be used in this order at least once in each post.
• Review your plans, reflect on and incorporate feedback into your design. Be mindful of your decision-making processes and your design intentions/goals (that reflect the clients requirements) when redesigning. You can use the self-assessment check list to help you.
• Post at least one more version of your plans to the forum. Use the “Six Thinking Hats’ to analyse your own second draft, making sure that you include the yellow and the black hats.
• Post constructive feedback to at least 2 more fellow students’ draft designs or later versions of designs that you already commented on.
• Attend the interactive draft feedback session via Zoom in Week 11 which will be offered as an opportunity for you to gain experience in presenting your draft design ideas and preliminary plans and to gain useful feedback, enabling you to refine and enhance your designs for submission.
• Draw the required plans:
• Annotated site plan showing the roof of your proposed design, height levels and landscaping. Include landscaping, terrain contours and height levels.
• Floor plan of each level showing structural elements & basic furniture layout
• Street (North), rear (South) and East exterior elevations showing materials and passive design principles
• Annotated cross section cutting through the long axis of the building showing passive design principles (eg airflow, sunlight, shading)
• Annotated cross section cutting through the short axis of the building showing passive design principles (eg airflow, sunlight, shading)
• Annotated cross section through the length of one of the staircases connecting the commercial and residential floors (min 4.20m height) to a scale of 1:50 that shows the riser, going, number of steps, total run length and total floor to floor height at a scale of 1:50 with dimensions.
• Riser to going ratio must be comfortable (2R+G = 610 to 640). Make sure that floor levels and ceilings and any landings (including the approaches to the staircase and any landing midway) are drawn in.
• Important:
• All Plans (except for 15e) to be presented at 1:200 scale
• Cross sections and the elevations must show the surrounding landscaping of the site and street level.
• Elevations and cross sections must include annotations that clarify passive design strategies and materials in plan (eg using callouts) as well as showing the surrounding ground level, street level and landscaping of the site.
• All plans must include a scale bar, all floor plans, site plans and roof plans must include a N Arrow.
• Floor plans, elevations and sections must be legibly cross referenced (eg section lines drawn on floor plans so that it is clear where the section has been drawn through).
• All plans must be clearly legible for anyone who is unfamiliar with your design – imagine you are drawing plans that you will present to a client.
• State the area of each residential and commercial unit as well as any private and communal spaces (indoor and outdoor) for each floor. Provide a statement reflecting on the proportion of communal to individual spaces for both the residential and the commercial floors.
• State what about your design pleases you and whether or not is there anything that you would do differently next time, explaining your reasons.
• Presentation and Referencing
• Your Moodle submission should consist of 2-3 files total.
• File 1: PowerPoint template as pptx filled in with Task responses as per brief (do not convert to pdf, please submit as *.pptx).
• Make sure that the plans are presented as per Task 15 Description ensuring you have used the “Important” section. The plans must be easily legible for anyone unfamiliar with the project.
• Reference all information sources that you have used (including images) both in text and in the reference list in accordance with the CQUniversity Harvard Guide.
• Note: The maximum upload size for each file via the Moodle site is 20MB – check your settings when scanning/printing to file to paste the plans onto the PowerPoint. If the file size for the PowerPoint is too large you may include the Final Plans as a 3rd and if absolutely necessary 4th, separate files. A maximum of 4 files can be uploaded to Moodle.
