You have been approached by a client, Salford  Land, and Development (SLD), a major property company that is considering purchasing the former Adelphi Building, at the corner of Adelphi Street and Peru Street in Salford. SLD has secured some development funding through a public body, the Greater Manchester Combined Authority. The site has a history of development evolution, from a reservoir in 1844, a timber yard around 1911 before moving on from the 1930s to be a drug warehouse, copper works,  chemical factory, and finally from 1962 a university building before it was closed in 2017. 

SLD intends to clear the site and construct an 18 story, Grade A office building, together with associated roads and secure basement parking. SDL is constructing the development speculatively, yet remains optimistic of quick disposal given the buoyancy of the local market and demand for high-quality office space. Your brief says that a focus on price is paramount if the return on capital employed is to be maximized, however, the client is also aware of demand-side pressures for the attainment of BREEAM excellent or better may need to be offset against profit.  The building should be completed as quickly as possible to capture an expected bounce-back in the market following the recent news concerning the availability of COVID vaccines, with as much cost certainty as can be realized.

Hi there, 

David has just phoned to tell me that he’s ill and he won’t be back in the office for at least a  week.
