You are employed by a large national facilities management firm specialising in the management and maintenance of commercial properties. Your firm awarded a 5-year term building management contract that a single owner owns the building. Occupation Permit was just issued by the Buildings Department. The building is a commercial type with the following usages.

As a Facilities Assistant, you have to manage an in-house team to operate and provide services to users. You also have to handle different types of contracts to repair and maintain the building facilities in a good working condition. In addition, you are required to explore high technology to assist in managing and operating more effectively and efficiently.

You are required to produce a written report which critically analyses the relationship between building maintenance and building operating costs for the maintenance of building while ensuring in compliance with statutory regulations and legislations. Your report should include:

• An identification the roles of different stakeholders, e.g. designers, building trades, mechanical and electrical engineers, facilities management and other parties (owner, contractor, tenant, etc.) involved in building maintenance.
• Investigate the building elements and materials that require maintenances in terms of the legal requirement and maintenance frequency for undertaking the building maintenance.
• Assess the primary factors that need to be considered about health & safety, sustainability and the environment when undertaking building maintenance works.
• Identify different maintenance management you apply in the building maintenance and evaluate the advantages and disadvantages of each of maintenance management.
• Illustrate the types of maintenance management interrelate to undertake for building maintenance.
