A. This proposal comprises two residential towers of 18 and 13 storeys together with interlinked lower-level buildings. The site will accommodate a mix of development uses including an 88-bedroom hotel, 260 residential units, restaurants and bars, conference space, and a health and fitness centre. The development will include on-site energy generation from renewable sources to supply at least 30% of on-site energy needs.
B. This proposal comprises commercial development consisting of a mix of building types of 6- storey buildings and lower-level buildings. C. This proposal comprises industrial development for the recovery of materials from waste. The Timber Resource Recovery Centre (TRRC) will receive approximately 150,000tpa of biomass which will be subjected to a process that recovers clean ferrous and non-ferrous material for recycling. The facility will source previously used waste wood from the surrounding area to process in the TRRC. The biomass used will include wood products recovered from civic amenity, domestic, and commercial and industrial sources after the removal of other valuable recyclable materials. Energy will be produced on-site by burning waste materials in a biomass incinerator. The first stage of the process is to recover these materials from the feedstock using a combination of magnets and eddy current separation. These recovered materials are then removed from the facility and also recycled. The remaining prepared/cleaned feedstock is then transferred into a gasification chamber where it is heated in a low oxygen environment (gasification) to a point where the material is forced to drive off its valuable gases. These gases are where the process derives most of its energy.
D. This proposal involves the development of an industrial park and innovation centre with units available for B1 (Light Industrial) & B8 (Storage and Distribution). An innovations centre will be constructed on site to act as research hub. A Sustainable Urban Drainage System (SUDS) will manage the groundwater of the site to alleviate pressure from the current drainage system by ensuring green-field groundwater discharge rates. Green public spaces and buffer zones will be created through the use of soft landscaping to improve the aesthetic and ecological appeal of the site.
