You should find attached a set of plans and some further information about a building that is to be built. Your design team has been employed to create a fire strategy for the building that meets the client’s requirements and architectural vision.

You are required to produce an for the building addressing the functional requirements of items B4 of the Building Regulations:

  • The fire strategy should be based on the design guidance given in with any variations appropriately justified. Any proposed solution must be viable and proven in your submission.
  • In conjunction with the fire strategy the client also requires a set of compartmentation drawings/plans showing the required level of fire resistance, manual call points, smoke detection and direction of means of escape.
  • A CFD model of a simulated fire in one of the compartments, indicating that reasonable measures were taken to provide acceptable time for the occupants to escape.

Project Description

The premises is an existing brick/block-built, with pitched roof, previously used as office space. The proposal is for a change of use comprising conversion of the property to provide 21 self-contained apartments set over four stories. There are 6 apartments per floor except the ground floor which has 3 apartments also provides a reception area. The apartments comprise bedrooms, a kitchen/lounge and bathrooms with access to each room from a protected hallway. The secure bin compound will be located away from the building.

The building is provided with ground floor access to the reception area leading to a staircase lobby and a single protected staircase that provides access to all the upper floors. The area and the height of the building could be determined from the plans.
