Task Summary

You are required to produce a partial set of documentation drawings for a mid-scale, nominated design proposal of a terrace house. The drawing set will be documented to industry standards, showing knowledge of construction techniques, and to a level of information capable of being used by a builder or other sub-consultants for pricing and construction.

In response to the nominated design proposal, you will use the provided resources to design and document a new interior. You are required to programme your own client brief for the project. You will demonstrate your observations and how detailed production drawings convey construction methods.

Context

IDR207A Systems and Documentation 2: Residential continues to develop your technical documentation skills into a greater understanding of the different construction systems applicable in small to mid-scale projects in residential design.

In your practice as interior designers you will be asked to provide and implement design solutions, and understand how these are communicated to stakeholders (Councils, contract managers, consultants and contractors) through documentation, specifications and contract management. This assessment will help you continue to develop those skills.

Instructions

To complete this assessment task, you must document a nominated multi-level, mid-scale residential interior environment of your own design. The assessment task is for a proposed CAD drawing package. This is to be partially documented with both general arrangement drawings in Assessment 3 and nominated details in Assessment 4.

This project focuses on an existing two-storey terrace house with heritage constraints. You will use the provided resources to design and document a new interior design over the existing two levels(ground floor and first floor), as well as create and incorporate a design for a new basement and attic. You will programme your own client brief for the project.

You are provided with the following resources for the nominated design proposal in the Assessment 3 section on Blackboard:

  • AutoCAD file (.dwg) for existing floor plan and sections
  • AutoCAD file (.dwg) for title block
  • Measured drawings (pdf) of existing nominated project interior, including dimensions of window openings, window sills, window head heights, ceiling heights and ceiling beams (as relevant to the project). 

Student exemplars for Assessment 3 are provided in the Assessment 3 section on Blackboard.

You may remove and/or relocate all existing internal walls and doors (except the main entry door), as well as adding new walls and internal openings. The existing street IDR207A_Assessment 3_20240603 Page 3 of 7 elevation cannot be changed – all doors, windows, walls, balconies, roofscapes, etc facing the street must be preserved as part of the heritage constraints.

You must include a new basement level and a new attic level. The design proposal must include a staircase design that connects all floors from the basement level to the attic level. The new attic level can only be extended at the rear of the house and the existing ridgeline of the terrace house must be maintained as the highest point (RL 59.61). It is suggested that you create a new roof at the rear of the house with a minimum fall of 3 degrees.

The proposed kitchen and ensuite design may be positioned anywhere in the floor plan. All existing ceiling heights and any ceiling beams must be considered and incorporated as part of the design solution and documentation. These constraints form part of the ‘realworld’ situations that you will encounter when dealing with an existing mid-scale design proposal.

The floor levels (FFL) are to be documented as follows:

Basement (new): FFL 47.070 Ground (existing): FFL 50.340 First (existing): FFL 53.610 Attic (new): FFL 56.530

Therefore, floor to floor heights for staircase design are as follows:

Basement to Ground: 3270mm Ground to First: 3270mm First to Attic: 2920mm

Please note that the layout and design of the new interior is not the main learning outcome for this subject. You must resolve your proposed floor plans quickly, and use the majority of the time allocated to Assessment 3 & 4 to prepare the partial set of documentation drawings. You should only proceed with the proposed floor plans after your learning facilitator has reviewed and approved the plan. Your suggested project needs to be submitted by the end of Module 6 through the discussion forum on Blackboard.

It is your responsibility to communicate your weekly progress with your facilitator to get formative feedback. You are required to show engagement with the facilitator’s feedback to address the assessment criteria.

You are required to prepare and deliver a partial set of documentation drawings for ‘Tender Issue’ with completed annotations and dimensions. The drawings will also clearly note that they are ‘Not For Construction’. Drawings are to be A0 page size (landscape format) using the following pages, drawing names and scales:

All interiors must comply with the Building Code of Australia (BCA) and Australian Standards (AS) where relevant for residential design.
