Answer the question below:

Henry, a qualified architect, has recently finished building a modern house in Shrewsbury, UK. Wanting to take advantage of a booming property market, Henry puts his house up for sale. Eleanor is very interested in the house and both agree upon a price, entering into a contract for the sale of the property.

Henry is seeking your advice on the contract of sale; no Law Society Fittings and Contents Form has been completed.

In particular, he would like to know whether several items, which have not been mentioned within the contract of sale, are to be included in the sale.

 

These items are listed below;

(a) a bronze Buddha statue, which is standing in the garden;

(b) a fitted kitchen, which Henry installed and fitted himself. He would like to disassemble it and use for his new house;

(c) two adjustable bookshelves that are used in the study for Henry’s extensive book collection, which fit into metal brackets that are screwed in the wall;

(d) a lighting fixture, attached to the ceiling by a chain, which was given to Henry as a present; and

(e) a decorative fireplace recently installed in the lounge.
