MMP111 - Introduction to Property

The aim of this assessment is for each student to demonstrate their knowledge of;

property as an asset,

b) the residential housing market in their state’s capital city, and
c) a typical house found in a suburb of that city.

Context: to approach this task, perhaps consider that you are explaining/describing your state’s capital city property market to someone from a country far away. They would like a broad understanding of its key characteristics and fundamentals. with a cover-page and an executive summary (250 words), then write an Apx 300-word summary of each of the following topics. No TOCs, Introduction or Conclusion are needed.

Topic 1. Property and value:
List and explain the key property value ‘contribution’ factors for residential property in your state’s capital city.
Your answers may be linked to the ‘4 factors of value’.
(If you are not in Australia, please write about Melbourne.)
How is your city’s property value spread across the city geographically?
Single residential property: explain (and justify) where houses/townhouses are on their property clock.
Multi-residential property: explain (and justify) where apartments/units/flats are on their property clock.

Topic 2. Property sales-transactions, tax, finance.
This question is about your/a suburb (or property market) in your capital city.
a) Describe the typical free-standing house in your chosen suburb. (Style, size, age, etc.)
b) What is the average selling price for a typical house within your suburb?
c) How does this suburb average price compare to the state average? What are the main reasons for the difference?
d) How does the suburbs average price compare to the average Australian weekly household income?
(Mention the average loan repayment amount vs average income, and what it means.)
e) How much would a bank/lender be likely to lend to a buyer of that house (LVR), and at what interest rate?
f) What transactional and annual taxes would be payable upon purchasing/owning a home like that?
g) What is the effect of those property taxes on the property market generally? Topic 3. Property from the perspective of wealth holding and income generation.
How can/do residences provide wealth holding and income in the community?
If possible, use figures/examples in your answer.
Is a typical house in your suburb (as described in topic 2) better as an investment property or a PPR? Why?
Explain why. Topic 4. What does the future of your capital city look like?
In terms of the strength of the economy, consumer taste, population/demographic trends, and potential for new development, what can you foresee in the next decade? Explain why.
Notes:
Giving (brief) examples will add value to your answers. Example, in the Qu on Tax, write a specific tax name.
Graphs, tables, and images will add value to your report especially if they are referred to and explained in your narrative. The use of tables and graphs is encouraged, though they should mostly be new ones you have created yourself. Some sourced tables/graphs can also be used if they are well explained and relevant.
Note: the use of tables, graphs etc. also help to manage the low word count.

Grades: 4 x 7 (=28) marks for the 4 topics + 7 marks for presentation + 5 marks for the Exec’ Summary.
Turn-It-In (TII): using your own words in this task is important, TII scores (before refs) should be max 15%.

Late submission:

As this is the final assessment piece for this unit, extensions will only be granted (by the Unit Chair) in extreme circumstances. The assignment has been supplied early to allow enough preparation time. Extensions can be granted for documented serious illness (though not within 1 day of when the assignment is due) or for compassionate reasons under extenuating circumstances. The unit chair will also ask to see (by email) how much work has been completed before granting an extension. Work or holiday reasons are NOT grounds for an extension – you are expected to manage these issues as part of your studies. Computer crashes or corrupted files will not be accepted as valid reasons for an extension of any length.

Academic Integrity, Plagiarism and Collusion

All reports will automatically go through the Turn It In system when submitted.
Plagiarism and collusion constitute extremely serious breaches of academic integrity. They are forms of cheating, and severe penalties are associated with them, including cancellation of marks for a specific assignment, for a specific unit or even exclusion from the course.

• Plagiarism occurs when a student passes off as the student’s own work, or copies without acknowledgement as to its authorship, the work of any other person or resubmits their own work from a previous assessment task.
• Collusion occurs when a student obtains the agreement of another person for a fraudulent purpose, with the intent of obtaining an advantage in submitting an assignment or other work.

Easy referencing for A-3:
Referencing is not a key focus of this report, but for refs you do, we suggest following this guide below.
We choose this method for as it works best for property to have the (longish) URLs at the end of each reference. Please be reminded also that good referencing is not only about getting the format right, but the focus should also be on the quality and number of references used.
