Task 1 - Scenario
You have purchased a block of land located in a new housing estate on the Gold Coast.
The proposed house is to be a split-level design, with part of the house being one storey and the other part being two storeys. The overall dimensions of the house are 12 x 18 metres.
From your land analysis and site inspection you have observed the following:
• The lot is 20 m wide and 40 m deep
• The lot slopes down from the road at 1 in 10 (or ~6o) and a retaining wall is likely to be used at the rear of the property.
• The road has an AHD of 25.0 m
• There are three 6 m tall trees on the site. Two of them sit within the proposed building area and one sits 4.0 m behind the proposed building area.
• RP Data has revealed that there is an easement at the rear of the property (inside the lot boundary)
• The site is covered by the following two overlays:
• “High potential bushfire Hazard”
• “Noise Corridor” – due to a nearby main road
• The soil test on the adjacent site (which you built on in the past) reported that site as an ‘M Class” site.
• A water meter, communications pit and green power box were found at the front of the site.
• The storm water and sewer mains and connection points were unable to be identified/found during the preliminary site investigation Complete the following tasks
a) Make a rough sketch of the site and proposed house based on the following notes: • This is to be communicated through a site plan and a site cross-section. • This does not need to be scale but should include references to the above information.
• Include all service paths and add notes on service locations and stormwater management.
b) Should the architect/developer/builder obtain a copy of the survey plan AND title search before finalising construction and beginning construction? Why, or why not?
c) The setbacks for the site have been assessed as 2.0 m for the sides and rear. Are these mandatory to follow? Explain/justify your answer. (4 marks)
d) Provide advice regarding the three trees found on the site. (6 marks) (~150 word
e) Should the builder use a pitched roof or a trussed roof? Justify your answer
Q3 - General building design principles (27 marks)
a) The thermal and acoustic design of a structure can be addressed through a number of features of a house. Identify four features or design strategies of a house that are used to achieve effective and efficient management of thermal and/or acoustic performance and discuss how they can assist/be designed for superior thermal/acoustic performance.
b) Waterproofing and moisture management is an essential part of any residential construction. Discuss how waterproofing is used in residential housing. Through your discussion be sure to comment on:
c) What is the purpose of landscaping? Provide perspective from a home-owner, and from a council/city planner. Use examples of hard landscaping and soft landscaping in your response .

a) A plumber and an electrician (often called subcontractors) are commonly required at three different times throughout the construction process of a residential house. Identify at what stages they would be required and what is being installed during each visit to site.
b) Comment on the design and the construction of a window in a residential house frame. Your discussion should include the materials and elements required to build the window and the identification of design considerations relating to the choice of the elements and materials.
