Expert Developers is a highly regarded construction company in KwaZulu-Natal. Recently, it won a tender with Property Giants for the construction of a new residential area called “The Golf Estate”, in the eThekwini Municipality. Twelve months ago, Property Giants purchased a large area (2 hectares) of vacant land from the municipality for developing a secure complex with 30 freestanding 2-bedroom homes (100m2) with a clubhouse and swimming pool. After completing the site surveys, rendering architectural drawings and gaining the municipality’s consent, Expert Developers was contracted to construct part of the property development project, which includes the Infrastructure development for site preparation and services and security as well as the construction of a sales show house (including landscaping and furnishing). The budget for infrastructure development is R7.5m and that for the show house is R1.5m. On behalf of Expert Developers, you have been tasked to be the project manager for this project. The duration of the project is 6 months and on completion would enable potential buyer to select sites. Property Giants envisages that all units would be sold off-plan prior to them being constructed.
