Overview

This task aims to enable students to develop an understanding of complex and high-rise buildings as systems designed to meet specific functions. These complex buildings require certain services to serve the intended functions. The materials and construction technologies for high-rise complex systems are specially selected to meet the regulatory requirements for safety, environment, and sustainability. In addition, this task requires the team to investigate the issues often associated with complex and high-rise buildings. Due to the complexity and the volume of these projects, they often require special arrangements for funding and ownership. The design and construction process is generally more lengthy, costly and requires special skills.

The Scenario 

ABC is an Investment Company that is looking for developing a site in Sydney NSW to a 50 – 60 Storey mixed-use high-rise building.

The CEO of the company has formed a team of a Senior Project Manager and two Junior Project Managers to choose and study a high rise building that was built in the past or is under construction today either in Australia or overseas and investigate any issues associated with the project to avoid any resurgence of similar issues in the proposed project. The project team is required to present a report to the CEO.

The report should include:

  1. Analysis of the function of the building and its classification following the NCC.
  2. Analysis of the services installed within the building with a review of performance requirements of NCC.
  3. An analysis of structural and cladding materials used in the construction in relation to regulatory and environmental compliance requirements
  4. An analysis of the system or technique used for construction including OH&S and environmental compliance requirements.
  5. Explain any issues encountered during the construction of the building and relating to funding, ownership, design, and construction.
  6. Recommendations for the proposed project based on lessons learnt from the case study.
