Sam purchased a house in Sunshine in February 2020. As Sam was not in Melbourne for settlement he only noticed two weeks after settlement that the Vendor had removed the blue velvet curtains in the main bedroom. Also, the expensive dishwasher was substituted for an EI-Cheap one and the front door mat was not there. In June 2020 Sam asked Felix a Real Estate agent to rent out the house. Mai worked for Felix and had carriage of the property. Mark and Peggy moved into the house in September. Mark signed a rental agreement and paid a bond of $3,000 being one month's rent. Last Sunday Peggy was mowing the lawn and she hit a water pipe which caused a flood in the backyard. Peggy called the plumber who sealed the pipe. Later that afternoon Lilly, a cousin of Mark's visiting from Sydney, went to have a relaxing bath. No water came out of the bath. Lilly turned the taps on and off about 20 times in frustration. Still no water. Peggy called for the plumber to return immediately. When he returned he said the problem with the bath was not the water pipe but the broken tap. He replaced the tap. Mai sent the plumber's bill itemised as follows: 
1. Seal water pipe in backyard (Sunday rates) $1,000 2. Check and replace bath tap (Sunday rates) $250 
Should Peggy pay the bill? Peggy just found the condition report she completed, signed and returned to Mai, which stated, "bath tap a bit old yet highly functional" (15 Marks)
