Highlights
The essential element of successful project management is time management. Time management is essential to assure that the project is completed on schedule with any unforeseen delays and circumstances being accounted for and taken into consideration. Project management should identify each construction activity and outline the sequence in which they are to be undertaken as some activities are dependent on the completion of others. Each construction plan should have a timeline of the project from start to finish outlining all activities and their dependencies.
Dependencies are when an activity has a prerequisite before it can commence for example, Structural work such as walls and floors cannot commence until excavation
of the site has been done, the site has been prepared and the footings and reinforcement laid out so the concrete can be poured. Each of these dependant activities are connected and cannot commence unless the prerequisite activity is completed. Activity 3.1.1 as shown in the table can only commence after activity 2.5 is finished and 3.1.2 is dependant on activity 3.1.1 being complete. This shows that activity 3.1.1 is dependant on activity 2.5 and the following activity 3.1.2 is dependant on activity 3.1.1 and 2.5 as 3.1.1 cannot commence until the completion of 2.5
Site establishment: Site establishment moves through the activities from finish to start relationship as each activity relies on the completion of its predecessor. However a start to start relationship is applied to the connection of temporary power for the site dependant on the site survey and set out.
The lower ground floor moves through the formwork and concrete works through a finish to start relationship. It is stated that cut/fill soil to gradient is a start to start relationship with accommodation and amenities as once the space for the accommodations have been established and started to be assembled, the site can undergo the soil works.
Within the stripping part of the project program an additional 27 days is added as lag after the finish start relationship in order to allow for the concrete to adequately cure before moving onto the next phases.
Within this project we have aimed to keep similar trades on site while there is work that can be implemented, as expressed with entries 2.3.2.1.1 formwork finish start dependant on 2.3.1.1.1 formwork. The aim is to create continuous work and a flow of resource while they are available on site.
External works. Although the installation of rolled grass relies on the completion grassed areas prep work in the form of a finish start link, we have stated that the grassed areas prep work can take place simultaneously with the pour of pathways and driveways, after the pour of pathways and driveways have been set out and started. The planting of the landscaping can only be completed once the installation of the rolled grass have finished, making their link finish to finish.
