Students are to undertake a site analysis and appraisal of a study area and provide a draft development proposal concept for the site of their choice. The findings of this exercise will provide data and site-specific characteristics to inform the development application.

Students are expected to undertake a detailed review and analysis of the study area itself and its broader local and regional contexts including, but not limited to, site identification, demographics, stakeholders and their values, physical characteristics, opportunities and constraints, land uses, observations, etc. These findings are to be put into a format suitable for presentation to the class including visual aides such as photos, sketches, diagrams, maps, plans, etc. Students also need to discuss what land use controls are placed on the site. Further assistance will be offered during class time.

The presentation is to be of a professional standard (both visually and orally) and delivered to the class in the form of a 20-minute presentation. The presentation will provide a summary of the key site analysis findings as detailed in an accompanying report. 10 minutes will be allocated to each student at the end of the presentation for ‘question and answer time’ from both fellow students and teachers.

The presentation is to compile into a report of approximately 10 pages. The report is to be of a professional manner covering all aspects of the site analysis findings and preliminary development planning controls and draft site development proposal. Photos, graphs, maps, sketches, tables, etc to visually support and represent the findings are expected along with ongoing analysis of the findings throughout (ie what do your findings mean, how do the findings inform the future development of the site, etc)

CONTENT & STRUCTURE

It is suggested that the following details are considered when undertaking your site analysis & appraisal.

· Introduction

· Identification of Study Area: Where is the study area located – address, lot and plan no. etc.

· Contextual Analysis: Detail three (3) levels of context being site specific context (including orientation, breezes, sunlight, etc), local context, and regional context utilising maps/aerial images.

· Demographic Analysis: Utilising the ABS Census data detail key statistical information relevant to the study area including analysis of the findings and how they may influence the future development of the site. Suitable tables and graphs to be provided.

· Stakeholder Analysis: Identify relevant stakeholders, their interests, and perceived implications for the development of the site.

· Personal Experiences: Detail observations of the study area, sensory qualities (eg ambience, acoustic, fragrant, visual, values), and perceived planning implications based on observations. Photos and sketches to be included.

· Appraisal: Undertake a character analysis of the area including built form and aesthetics, identify various land uses (may elect to divide study area up into precincts with common land uses if appropriate), view corridors, access and connections (ie vehicular, pedestrian/cyclist, and public transport), infrastructure (eg roads, parking, open space, services, etc) and a SWOT Analysis (ie opportunities and constraints mapping).

· Statutory Local Planning Analysis: Identification of Domain/LAP/Precinct, density, height and planning scheme constraints (ie overlay maps).

· Key Planning Issues: Identify perceived planning issues to be considered in determining the future development for the site/study area. Consideration may be given to safety, access, traffic, noise, housing mix, environmental sensitivity, social diversity & possible change, local business issues, etc.
