You are required to prepare a problem assessment based on the factual scenario below. This problem scenario will raise a number of issues addressed by the content we will cover in Topics 3 and 4. Using the IRAC methodology of legal problem solving, you are required to submit a paper that provides your answer to the problem.  Although the scenario is presented as a request for advice by a client, you are required to structure your submission using the IRAC methodology and not as a letter of advice. Your submission should be structured to address the components contained in the IRAC methodology- namely;

2. Rules and Application, 
3.Conclusion.

FACTUAL SCENARIO
On 20 January 2020, Ashtah Padmira* entered into a 4-year lease on commercial and residential shop premises located at 4 Sydenham Road Parramatta, NSW. The premises comprise a shop front downstairs, from which she has established her business “Accurate Accounting Services”*. The leased premises also comprise a residential flat located upstairs where Ashtah lives. Ashtah entered into the lease in her personal name and capacity. The terms of the lease agreement are that Ashtah has exclusive use and occupation of the shop and residential flat premises for the period of the lease.
 At first, the premises appear ideal, until she realises her landlord, Sam Sleazy, lives in the premises directly next door at 2 Sydenham Road Parramatta. Sam has developed a romantic interest in Ashtah and “drops in” to the business premises multiple times throughout the day with an excuse he is always “checking” some part of the rental property. At first, Ashtah was polite, but his frequent interruption to her business day became stressful and unwelcome. On 2 April 2020, she advised Sam words to the effect:
“You need to stop coming into the office. It is interrupting my day and client conferences. Please make an appointment or give advanced notice if you wish to speak with me or enter the premises”.
This fails to deter Sam and he continues to "drop-in" to the business premises, saying as landlord he has a responsibility to ensure everything is in working order.
Shortly after this interaction, on 5 April 2020, Sam Sleazy installed video recording cameras on the external walls of his premises next door that record all of the entries and exits to Ashtah's flat upstairs, together with entries and exits into the shop premises. In addition, Sam has erected sensor flood lights that come on whenever anyone tries to enter or exit the flat, and these lights are directed into Ashtah’s bedroom window, interfering with her sleep and privacy.
Ashtah does not want to leave the premises because she has a large clientele who know her business and associate it with this location. She has had enough of Sam Sleazy’s behaviour. Advise Ashtah on her tortious remedies against Sam Sleazy.
