On 5 th April, Steve sent an email to Susan, via the email address quoted in the advertisement, noting his interest in acquiring the property. In the email, Steve states that he is willing to pay $2 million for 1312 Station Drive, Robina with a 5?posit payable once his offer is accepted. On 6th April, Susan reads the email and responds to Steve via email. Susan advises Steve that she is not willing to sell the property for the $2 million as requested. She would consider selling the property as per the following details:

• Sale Price: $2.1 million

• Deposit: 10% payable on execution of the Contract of Sale

• Balance purchase price to be payable at settlement.
